The real estate mystery shop begins with an inquiry. The shopper contacts a property management company showing interest in renting an apartment. During this initial contact, I tell the manager I am interested in moving, allowing me to evaluate their response time and their ability to ask key questions like, "When are you planning to move?" and "Are you looking for a one or two-bedroom?"
Curb Appeal and Initial Arrival
The shop continues with an appointment to look at the apartment. Upon arrival at the apartment complex, I immediately observe the exterior for cleanliness and maintenance prior to entering the building. First impressions are everything in real estate, and a well-maintained grounds area is the first step toward a signed lease.
The Leasing Office Experience
Once inside the complex, I walk to the leasing office and announce that I am there for my appointment. This is where I acknowledge if the property manager provides a professional welcome—offering a smile and consistent eye contact. I am typically given a form to fill out to confirm my appointment details and apartment needs.
The "Objection Test"
During the tour, I may make a specific objection—such as "this closet feels a bit small"—to see how the manager responds. A professional agent will know how to highlight other benefits or suggest a different floor plan to overcome the concern.
The Tour and Closing
The property manager and I walk to the apartment, where I observe their "feature-benefit" selling style. Do they mention bedroom size or specific amenities while showing the room? After the tour, we head back to the rental office. A successful evaluation concludes with the shopper receiving a business card, being thanked for their visit, and noting the agent's professional closing effort.
